What we will do…We will listen to your needs and goals, assess your home condition, and provide a road map for selling success.
What to expect…Most consultations last approximately one hour. We will ask you to provide the top 5 selling features of your home. Additionally, we will go over pertinent information regarding HOA associations, water rights, and more.
Second, Setting a Price
Why this is important…Setting the right price is important for accomplishing your goals, getting you the most money in the least amount of time. If the property is priced too high, you will end up selling other neighboring properties or homes.
What we will do…We will provide a market analysis of your property, comparing with other similar homes while evaluating the market conditions as a whole. We will advise upon the right price that will get your house sold and accomplish the goals you laid out.
What to expect…After we provide an assessment of your home and the market, it is time to determine the right selling price.
Third, Preparing Your Home
Why this is important…Curb appeal, repairs, cleanliness and enhancement/staging are all important to make your property attractive, and crucial in creating an impact in the minds of buyers.
What we will do…We will take photos and videos of your home and market it using the Multiple Listing Service (MLS). We will also prepare postings to use on social media sites (i.e. Facebook, LinkedIn) based upon your property or home situation.
What to expect…You will need to clear all clutter, disclose known issues of adverse conditions, keep your home smelling nice, ensure light bulbs are in working order, and do any repair work needed to put your home in the best light possible. At all times, place yourself in the buyer’s shoes.
Fourth, Selling with Confidence
Why this is important…Now it’s time to put trust in your selling agent. We appreciate your confidence and will provide care throughout the process.
What we will do…We will advise you in every aspect of the contract to sell. This includes evaluating/preparing counter offers, managing time requirements, counseling on various contingencies, managing the final walk-through inspection, and attending the closing. We will provide a Sentrilock key box for your added peace of mind. The Sentrilock system retains information as to who has entered the house. The code will change after each showing.
What to expect…Plan on keeping your property or home tidy and ready for showings. The showing service will contact you to request a showing and will let you know a time-frame so that you can remove yourself and pets when possible. Be sure to illuminate the house upon exiting.
